Now, a lot of people don't know about this: It's a renovation loan that helps you buy a fixer upper. So when you go and let's say you're looking at a fixer upper and there's no kitchen. The bank will not do a regular loan on that home. They absolutely won't touch it with a 10-foot pole. And the reason why is the loans that you get at these major banks – those are for homes that are pretty much livable. It could be outdated, but there has to be heat, there has to be a kitchen and everything has to be operable.
Well, there is an alternative through me or another one of my associates that I would recommend to you, and that's a renovation loan and here's how it works. It's really straightforward.
I don't recommend doing this with a novice agent or a lone person. A lot of times they will say they can do this and they don't know how to close them. I have closed multiple deals on this and you have to have a good contractor, you have to have a good loan person and a good agent to bring all this together. But this program is amazing. You can not only upgrade your home with luxury items and put in a pool or jacuzzi or something crazy like that, but you could also use this to make money by converting the garage or building an A. D.
